The BEPOA Board of Directors are volunteer homeowners who assist fellow homeowners in Bradford Estates to follow the Association's Declaration, Bylaws, and Policies that govern our planned development and have authority granted to them in the BEPOA Declaration and PA Title 68, Chapters 51 through 55 (subparts D & E) - Uniform Planned Community Act. The first original owner-managed Board was elected on 8/29/2007.


Elections for open Board positions are held at the Annual Owner's Meeting in June. Board members serve 3-year terms. Please review the Eligibility Policy at the bottom of the Documents page and contact any Board member with questions regarding how to apply. A full, active, volunteer, and service-oriented homeowner Board keeps yearly assessment fees stable, along with essential oversight of the Association's overall business obligations, contracted services, and financials, and helps maintain our community's property values through consistent enforcement of Association policies and Covens Conditions & Restrictions (CC&R's).


If you are interested in volunteering in a less committed role than being a Board member, please consider joining a committee in the area that interests you.


​Committees support the Board by working on issues being addressed to improve our community. Committees provide essential input on decisions that need to be made by the Board. Please email any Board member or a committee Chair to get information on how to join a committee.


Committees- Attachment B, Bylaws, Article III, Section 15. Committees. The Executive Board may establish one or more permanent or temporary committees, as necessary. These committees may comprise Board members, officers, and/or other Unit Owners. Committees may submit recommendations and reports to the Executive Board. Still, they may not take action on behalf of the Association unless the Board authorizes it to do so, consistent with the Act, the Declaration, and these Bylaws. Without amending these Bylaws except for ministerial acts, the Executive Board may not delegate its powers to other persons or a managing agent.

Government/Legal/Policies Liaison - contact this Board member for issues with understanding how township, county, state, or federal laws interact with Bradford Estates' Declaration, Bylaws, and policies or issues contacting government representatives with a concern. This person is also the primary interface with outside legal counsel.
This Board member also assists with questions concerning Bradford Estate's Declaration and policies in Bradford Estate's Bylaws or governing documents.

Architecture Committee-
The chair of this committee manages and reviews the essential information needed for the Executive Board to process requests from owners regarding any changes they would like to make to the exterior of their home or landscape. Contact this Board member for information on how to apply for and go through the approval process required for proposals on any changes you want to make to the exterior of your single family or townhome, including, but not limited to, the addition or any changes to painting, landscaping of plants and trees, decks, patios, privacy fencing, fencing in single homes, in-ground pools in single homes, satellite dishes, lights, doors, windows, and roofs.

Contracts, Landscaper, and Snow Committees- These Committees work to improve the landscaping and snow contracting process and related issues. Monitors complaints and concerns from residents concerning the current landscaper contractor. They manage resident requests as they relate to landscape issues. Direct liaison to the snow contractor during inclement weather events and triggers contractor engagement in Bradford Estates once 3" of snow has fallen. The Snow Chair will also coordinate inspections of snow removal work and issues via vetting resident communications during snow events. Oversee the contracting process and negotiations for contractors' work needed in Bradford Estates.


Financial Committee- This Committee works with the contracted management on homeowners' financial issues. Contact this Board member with questions or concerns about association dues or to request a review of any financial documents. The Financial Chair monitors contract invoices and financial reports from the contracted management company. The Financial Chair also works closely with the management company on Bradford Estates' yearly assessments planning for the operating budget and long-term plan for reserve replacement fund(s).


Events & ​Community Relations Committee - This dynamic, essential, and diverse committee works on proposals for maintenance projects in Bradford Estates. It is comprised of a combination of Board members and homeowners. This committee also coordinates Bradford Estates' annual clean-up events. This committee also oversees drafting a relevant Association business communication, including a Newsletter insert with essential Association information relating to current topics for Bradford Estates homeowners up to 2x a year during our regular biannual mailings, communications through our social media page, and conducting resident surveys.
